Perry family businesses bring residential and commercial mix to Tooele City

Perry Homes and Perry Commercial broke ground for their new master planned community in Tooele City, Compass Point, on Oct. 10 at the west end of 3100 North off of SR-36, Tooele City’s Main Street.

Tooele City Mayor Debbie Winn called the Compass Point “a slice of heaven: for Tooele City because the master planned community will include multi- and single-family residences, commercial development with large and small retail boxes, shop spaces and pads, and new entertainment facilities as well.

The plans show 3,500 new households to be built on property owned by the Perry companies west of SR-36 roughly south of 3100 North, including around The Links at Overlake, west of 400 West, and north of 1000 North.

The groundbreaking included the formal announcement of The Peak at Compass Point, a 10-acre commercial development north of Home Depot at 2400 North and SR-36. The Peak will be anchored by a 123,000-square-foot Smith’s Marketplace.

The Marketplace will include a grocery store with services including sushi and Starbucks Coffee Café, fresh made-to-order salads and sandwiches, hot/cold chicken, fresh seafood, Boar’s Head Meats, and Murray’s Cheese. Additionally, the new store will have a floral department, apparel, household goods, a drive-through pharmacy, and online grocery pickup. The on-site Smith’s Fuel Center will offer nine dispensing stations with 18 pumps and five fuel selections: regular, midgrade, premium, diesel, and ethanol-free. Four stations will be configured to cater to large recreational vehicles and boats with enlarged drive-through lanes with Diesel Emissions Fluid Dispensers.

A groundbreaking for the Smith’s Marketplace is scheduled for December 2025, with a completion date estimated as early 2026. Additional stores to be included in the Peak have not been announced. A site plan distributed at the groundbreaking shows one site leased, two sites under contract, seven sites with a letter of interest, and 16 more sites listed as available.

The Peak is listed as Site Phase 1, with another commercial node at 3100 South listed as Site Phase 2, with no date or stores announced at the groundbreaking.

Compass Point will include a mix of multi-family and single-family residential areas, according to Bill Perry, Jr., CEO of Perry Homes.

Perry Homes, a family business, was started by Bill Perry Sr. in 1974. His son Bill Perry Jr. is now the CEO. Perry Homes has been building in Tooele County for over eight years. They have communities in Tooele City and Stansbury Park. Their community in Stansbury Park is down to the last few lots.

“Compass Point will be an incredible value to the city and the people that live in the area,” said Trevor Taylor, Marketing Director for Perry Homes.

“This new development will include a commercial base… and will be a great asset to our community,” Mayor Winn said. “We congratulate and welcome them to our city.”
